These terms govern use of taxdeedpack.com and purchase of the Tax Deed Due Diligence Research Pack from Joshua Israel Ventures LLC.
The product
The pack is an information and research product only. It is not an appraisal, attorney service, title product, broker service, investment adviser service, survey, engineering report, or zoning professional service. Price is $149 USD per property. Delivery is a PDF emailed to the buyer.
No professional relationship
Purchase does not create an agency, attorney-client, fiduciary, or appraisal-client relationship. Joshua Israel Ventures LLC and Joshua Israel are not acting as licensed real estate appraisers or real estate brokers in connection with this product.
Buyer responsibility
You are solely responsible for verifying all information and for all bidding and investment decisions. Public records and third party data may be incomplete, delayed, or wrong.
Payment and refunds
Payment is collected by Stripe. Because the product is a compiled research PDF prepared for a specific property, refunds are considered only when no PDF has been generated. Contact joshuaofisrael@gmail.com.
Acceptable use
You may not resell the pack as an appraisal, title search, or bid recommendation. You may not remove the Important Limitations pages.
Limitation of liability
To the maximum extent permitted by law, Joshua Israel Ventures LLC is not liable for bids placed, properties purchased, or losses arising from use of the research compilation. The product is provided as a research compilation without warranties of completeness or fitness for a particular bidding strategy.
Governing law
These terms are governed by the laws of the United States and the state in which Joshua Israel Ventures LLC maintains its principal place of business, without regard to conflict of law rules.
