How Florida tax deed sales work: primary sources

In Florida, a tax certificate holder may apply for a tax deed once 2 years have passed since the certificate was issued, and the county then sells the property to the highest bidder at a public auction. These rules come from Chapter 197 of the Florida Statutes. Read the law and official guidance yourself before you bid:

Each county runs its own sale, deposit and payment rules. Our county sale pages cite the clerk or comptroller notices for that sale.

Questions investors ask

Is this an appraisal or a bid recommendation?

No. Tax Deed Pack and its operator are not acting as licensed real estate appraisers or real estate brokers in connection with this pack. Raw comps are transaction data only. Bid scenarios are labeled hypotheticals only.

Does this replace a title search?

No. Public-Record Items Identified for Further Review are research-level flags from public indexes. This is not a title search, title commitment, or title insurance.

What if a fact cannot be verified?

The pack cites sources and marks unknown items NOT VERIFIED. Conclusions are omitted when the record is incomplete.
